Organize the Home Loan Process
To help you in the process Premier Nationwide Lending has developed a checklist that you can use in managing the home loan process. If you have any questions concerning the home loan process, please contact your Premier Home Mortgage Loan Expert who is on standby ready to assist you with your home mortgage needs.
In general, the documentation you will need includes:
Property Information (if you already have a contract on a house)
Copy of legal description and MLS sheet.
If you have sold your current home, copy of settlement statement (HUD-1).
Income & Assets
Pay stubs for the last 30 days.
For the past two years:
Names and addresses of each employer.
Complete tax returns
All pages of statements for each bank, mutual fund, and/or investment account for the last three months.
If you have made any large deposits to your accounts:
Explanation and source for deposit.
If large deposit was a gift:
Signed gift letter (lender can supply).
Copy of gift check.
Copy of deposit receipt.
If you own more than 25% of a business:
Corporate or partnership tax returns.
Tax returns for the last three years (with schedules).
Year-to-Date Profit and Loss Statement prepared by an accountant (If using this income for qualification purposes).
If you own rental property:
Tax returns for the last two years and current rental agreements.
If you are retired:
Pension Award Letter.
If you receive Social Security:
Social Security Award Letter.
If you are counting child support as income:
Copy of divorce settlement.
Copy of twelve months of cancelled child support checks.
Letter from Attorney General showing payments received.
Names, addresses, account numbers, balances and monthly payments on all current loans.
Explanation of credit report anomalies, including:
Late payments, credit inquiries in the last 90 days, charge-offs, collections, judgments and/or liens.
Bankruptcy filed within last seven years (bring a copy of your bankruptcy papers).
Copy of DD Form 214, Report of Separation.
Photo ID and proof of Social Security number.
Residence addresses for the past two years.
If applicable, a copy of your divorce decree.
If you are not a citizen, a copy of the front and back of your green card.
Residential Mortgage Loan Originators
Jacqualine B. Wolcott began her career in 1996 with a well-known insurance company in Florida called Federated National Insurance Company, doing Tax, Tags and Titling as well as Homeowner’s Insurance and Commercial General Liability.
In 2001 Jacqualine started in the Real Estate Title Industry, working for two Real Estate Attorneys in Fort Lauderdale, FL. In 2005, she moved to Southwest Florida and worked for a small town Community Bank in Accounting and later moved into Residential Lending as a processor for the Loan Originators. In 2008, a newly-formed Commercial Community Bank found her and all that she had to bring to the table to assist with Policies and Procedures for Branch and Accounting Operations and worked directly under the CFO and CEO. Then in 2013, there was an opening in Commercial New Business Lending and real estate had always had her heart since Title days, so there she moved from Accounting to Lending, Residential Loan Servicing and Construction Administration. Until one day, the Commercial Community Bank was being sold to a Credit Union and the position didn’t seem very promising.
In August 2015, Jacqualine took a leap of faith to put her real estate knowledge up for the true test to become a licensed Loan Originator…And success! Here she is to provide service, experience and education to you as her client, as well as keeping you and your realtor informed throughout the entire loan process. With over 19 years’ experience, her approach to everything she has done has always been “hands on” which brings a different meaning to the word “experience”.
